Question
I have been in my house for 14 years, and discovered a vertical
crack in the foundation. It leaks near the bottom after a big, driving
rain. It only gets damp. But I am concerned about whether it can get
bigger. Would it affect the price of the house?
Answer
If the room where the floor is located is not used for living space,
forget about fixing it, unless it becomes substantially worse. The proper
repair is to enlarge the crack to the outside, and fill it with hydraulic
cement, which expands as its sets. Then tar a layer of tarpaper are
put over it. This requires excavating and it's pretty expensive. You
could also put in a sump with a pump. The sump is a hole in the floor,
which will fill with water before it has a chance to flood the floor.
Then the pump, pumps it away.
