Question
I have a two-story condo with electric heating (central air.) There is one heating zone on the top floor and high ceilings on the bottom floor. In winter, there is typically a 10-15 degree difference between the two floors? How can I warm up the bottom floor?

Answer
Somebody did no favors with a setup like that. From your description, your heating system may be a heat pump, with electric backup when it gets too cold for the heat pump to work. Whether you have a heat pump and electric backup or just electric heat, one good start would be put in a second heating zone for the bottom floor. All high-resistant electric units can be controlled in each room, or at least they should be. You can play around with it until you get reasonable heat on each floor. If none of these tricks works, I suggest you take it up with association!

Question
My air-conditioning unit is in my attic, and there is a leak in one of the corner unit, where a bit of rust is showing. The drain tube is OK, delivering condensate to the outdoors. The unit is 5 years old and sits on a tray set on open joists, but there is not big enough for the unit, so the leak is getting through the insulation and into the bedroom. What can I do?

Answer
I don't know why such a unit would leak, unless the tube has an extra hole and part of the condensate is flowing from the unit and not down the tube. Or, condensation is occurring inside the unit and finding its way down. Have the dealer check it out. In the meantime, you can set the unit on a tray that will cover the entire unit, not just part of it.

Question
My central air-conditioning makes a terrible screeching sound when the compressor kicks in. It last for about two minutes then is intermittent. Part of the unit was replaced but the screech continues. The installer blames the contractor and the contractor blames the installer. Now what?

Answer
Your only choice is to get after one or the other, or both. If given enough threats, or if you can withhold money, they will move. If any amount of cajoling or threats does not work, have your attorney write them a letter.
