Soffit Vents

QUESTION
I am getting conflicting information on what to do when I have
the house re-roofed. Some roofers will tell you not to add soffit vents in
an older home (mine was built in 1930) although they plan to add a ridge
vent. The reason they give: Older homes are so breezy that soffit vents
could lead to bigger heating bills. Other roofers have suggested soffit
vents every 16 or 32 inches. What do you think?

ANSWER
If soffit vents could lead to bigger heating bills, wouldn’t a ridge
vent do t he some? Their logic leaves a lot to be desired. If the attic
floor is well insulated, and there is no insulation in the soffits (the roof
overhang), soffit vents will definitely not raise the heating bills. Soffit
vents and ridge vents will cool the attic and release water vapor, which is
what they are supposed to do. Put in soffit vents, and the only proper
soffit vent is a continuous 2-inch-wide screened strip. Spaced vents are
hardly better than any vents at all. Soffit vents are best in conjunction
with a ridge vent, and vice versa.
