Slate Roofing

QUESTION
My 80-year old slate roof is leaking along the back, where a vent pipe comes through the roof, and there are several slates missing. One slate man said that all the slates must be replaced, for $30,000. Another said he would fix areas up to 10 by 10 feet for $1,800. What should I do?

ANSWER
Although those estimates are generally reasonable, get more estimates, and be leery about replacing all the slates. For one thing, all the slates may not need replacing, because they last longer than a mere 80 years (up to 400 years in some cases). Slate roofs rarely fail because the slate deteriorates, but rather because the nails rust out, causing individual slates to fall, and the roofing felt (called slater’s felt) fails. Besides, slates are hundreds of millions of years old and should last longer than 80 years. One thing you can do is put buckets in the attic to catch the drips. Whether you get new estimates or not, consider the possibility of taking off the slates, putting in new felt, then installing the same slates with stainless steel or rust-resistant nails. You might be able to replace individual slates, too. The flashing around the vent pipe can be replaced or treated with roofing cement.
