Selling A House
Question
In selling a house, is the seller responsible for a number of windows
(both main and storm) that are cracked? Who is responsible for updating
a house that has 60-amp service? And finally, is it possible for the
buyer to ask a price reduction for a house with a roof that is seven
to 10 years old and not in very good condition?
Answer
Right off the top of my head, I would say the cracked windows are the
responsibility of the seller, so the buyer can take off their cost from
the price of the house- I think. As for 60-amp service, there is nothing
wrong with it even though it is a bit outdated, so I think the buyer
is responsible. As for the roof, unless it is defective or really deteriorating,
it is a part of the house that wears out with age, but does not need
replacement for a while, so again I think the buyer is responsible.
Maybe a fast talking lawyer could make a difference, but I would check
with a real estate agent or other person who knows more about such things.
