Question
We have owned several homes before, but all of them have had tile
or composite roofs. Now we are considering buying a house with a wood
roof. We haven't had the home inspected yet, but we see some of the
wood shingles appear to be splitting. Is this normal wear and tear,
or is this something to worry about?
Answer
Cracking or splitting can be tell tale signs that a wood roof is drying
out, a process that will only worsen with time. Such deterioration can
create all sorts of problems…leaks, mold or dry rot. If you decide
to make an offer on the property, make sure it's contingent upon a satisfactory
report from a licensed qualified Home Inspection company that specializes
in roof inspection and repairs. The report will give you a piece of
mind knowing the condition of the roof and might help you negotiate
a lower price with the seller or you can cancell the contract and get
your deposit back if the seller refuses to make any concessions.
