Damp Attic

Question
My chimney flares out several inches about 12 inches down from the ceiling of the attic. There is a gap of several inches between the chimney and roof boards, covered by metal flashing. This flashing is often wet, and water drips down the flared section, then drips onto the attic floor. It is considerable. The attic is ventilated with a ridge vent, soffit vents and gable vents. Is it a leak or what? How can I stop that dripping?

Answer
If the water does not appear when it rains, it is not a leak. It is condensation, because there is excess moisture in the air in the attic, and it is condensing on that cold flashing. For starters, put a piece of ¾ inch thick board in that gap where the flashing is showing. In fact, put the board all the way around the chimney. It will keep that area warmer so water vapor will not condense. Glue it in place with Pheno-Seal, a good adhesive caulk. In the long run, reduce the moisture in the attic; it is overloaded. The ridge vent is good to ventilate, but the soffit vents are entirely inadequate. Put in a 2-inch-wide continuous strip the full length of the soffit, which is the under part of the roof overhang. And cover the gable vents; they interfere with the efficiency of the soffit vents and ridge vents.
