CUT JOIST LEADS TO BROKEN DRAIN PIPE QUESTION: My house was built a few years ago, and when the shower was installed, a beam was cut to accommodate the drain pipe. This cut beam caused the floor to flex, and eventually broke the drain pipe, bringing water into the room below. How can we fix this? ANSWER: Beams, or more correctly, joists, can be cut or holes drilled in them to accommodate pipes and wires, but only if such cuts do not compromise the strength of the joists. Holes should be made only in the end quarters of the joists; on a 10 ft joist, this would mean the holes should be no more than 2 feet from either end. A notch at the bottom or top of a joist should be reinforced with a steel bar or with an extra, short joist nailed beside it. What you have to do is take off the ceiling below to expose the wayward drain pipe and reinforce the joist so that the floor no longer will flex. Then, of course, flex the drain pipe. The builder should do it for free, but that may not be a pipe dream.
